1. Who we are

Aether is software for landlords who manage their own rentals, operated by Novan LLC ("we"). A landlord ("your landlord") uses Aether to collect rent, answer tenants, handle repairs and keep their books. Your landlord decides what goes into Aether about their homes and tenancies; we run the software for them.

Aether is not a property manager. We do not manage anyone's property for a fee, place tenants, or hold rent: rent goes from the tenant to the landlord's own Stripe account.

2. What we collect

Tenants: name, phone, email, lease terms, rent statements and payments, payment method references (Stripe holds the card or bank details; we keep only Stripe's reference and the last four digits), messages with your landlord, repair requests (your words, photos and videos), and a device token so your phone can get notices.

Landlords and owners: name or company name, contact details, homes and units, leases, rent and bank records you link, documents you upload, and the settings you choose.

Vendors: business name, contact, trades, licence and insurance details, and messages about jobs.

Automatically: IP address and basic device information, for security; error reports when the app fails.

3. Voice and photos in repair requests

• Push to talk. When you hold the button, your phone's own speech recognition (Apple's or Google's, as your phone

provides) turns your words into text. We receive only the text, never a recording.

• The spoken question. Aether reads its short question out loud using Google Cloud Text-to-Speech. Only the

question's words are sent to Google; nothing you said or typed.

• Photos are made smaller on your phone before they are sent. An AI service (below) looks at them to describe the

problem for your landlord and the vendor.

4. Who we share it with

Only service providers that run a part of Aether for us, each limited to that part:

• Stripe — rent payments, bank links, landlords' own accounts. https://stripe.com/privacy
• Google (Firebase) — sign-in and phone notices; Google Cloud — the spoken repair question.
• Supabase — the database and file storage. Railway and Netlify — the servers and web pages.
• Anthropic (Claude) — the AI features: reading repair requests and photos, drafting answers, sorting messages.

Under business terms that do not allow training on your data. Bank data is never sent to an AI service.

• ElevenLabs — Aether's own voice in the landlord's app.
• Telnyx — text messages; Resend — email; Expo — phone notices; Sentry — error reports.
• Your landlord and their vendors — a vendor gets only what a job needs (address, access, the problem, a contact

number, timing).

• Law enforcement or regulators — only when a valid legal order requires it.

We do not sell personal information and do not use it for advertising.

5. Text messages

See Part 3. Phone numbers and texting consent are never sold or shared for anyone's marketing.

6. Your choices

• Delete your account inside the app (Account → Delete my account). This deletes your login and your phone

notices. Your landlord keeps the records of your tenancy (lease, payments, requests) that the law requires them to keep.

• Ask for a copy of your data, or to correct it, at privacy@aether.rent.
• Stop texts any time by replying STOP.

7. How long we keep it

As long as your landlord's account is open and they need the records, and as the law requires them to keep lease and payment records. for the length of the lease and seven years after it, matching the IRS and the Maryland and Ohio landlord record rules.

8. Security

Encrypted in transit and at rest; each landlord's data is walled off from every other landlord's (checked on every request, and proven with a second company on 2026-10-16); card and bank details stay with Stripe.

9. Children

Aether is not for anyone under 18.

We post changes here with a new effective date.
